fibre speed estimate variations in our street

Just out of curiosity after using the speed estimate checker (presumably uses BT's wholesale checker) I put in some of my surrounding neighbours addresses and as predicted, all came up with the same result except one.  And all go to the same pole, (pink dot)

Everyone else (inc ours) 22.40Mbps to 32.18Mbps 

(Minimum guaranteed download speed** 18Mbps)

Neighbours (yellow dot) 28.90Mbps to 38Mbps

(Minimum guaranteed download speed** 25.36Mbps)

I know address estimates are apparently less reliable than using phone numbers, but that result just seems weird (to my limited knowledge).
