Full fibre broadband is available to my house. BT offers all speeds up to 900 Mb.
Vodaphone only offers 100 or 200 Mb.
Is this normal? Is it due to Vodafone equipment which may be upgraded later?

There are a number of reasons that not all properties can be offered all speeds. It may come down to who supplies the physical connection (usually OpenReach or CityFibre), and the capacity available at the time - which can vary!

This is an Openreach system. I'd be surprised if capacity was the problem, as BT can offer 900 Mb.

OpenReach is owned by BT, so they probably get priority for the highest speeds and restrict the speeds for other networks to make them less competitive. Such are the wonders of the “free” market.

I'm astonished to hear that!
I thought that Openreach had to offer the same deal to all internet providers.

Chances are they probably are supposed to, but it’ll be prohibitively difficult enough for someone to accrue enough evidence that they don’t at least offer the same speeds to all providers that they’ll just take the risk and direct more business to their parent company with their de facto monopoly. They could just claim they offer the speeds to the other providers, but they don’t accept due to the cost, and whether that’s true or not is anyone’s guess.

That's because it isn't true. Vodafone (via the mods on here) have stated they choose not to offer all speeds, because they "don't want to disappoint people, if they can't be sure to provide them". Make of that what you will.

For some reason, Vodafone do not appear to offer their FTTP product at all speeds across all Openreach areas nationwide. Many of us have had a similar issue where other providers' checkers (who use Openreach) show 900Mbps products, but the Vodafone checker doesn't seem to show it.
